    India's Cold Chain Gap — Where the Build-Out Is Happening

    India has ~34 MMT of cold storage capacity but most of it is single-temperature potato storage in UP, Punjab and West Bengal. Multi-product and reefer-linked capacity remains under-built.

    Approximately 75% of installed cold storage capacity is configured for potatoes. Multi-commodity, multi-temperature facilities — which the modern fresh-produce export and quick-commerce supply chains need — represent under 20% of capacity.

    Tier-2 and tier-3 city quick-commerce expansion is creating fresh demand for 200–1,000 MT distributed cold rooms with -2 to +8°C temperature zones, not the 5,000+ MT static potato cold storages built historically.

    Reefer transport remains the weakest link. India has under 15,000 reefer trucks against an estimated need of 60,000+. AIF and PMFME-linked supply-chain projects are now funding reefer fleet expansion for FPOs and aggregators.

    Protected Cultivation — Adoption Curve and Where It Pays

    Polyhouse acreage has grown from under 5,000 ha in 2010 to over 60,000 ha today. Maharashtra, Karnataka, Andhra Pradesh and Punjab lead adoption, with Gujarat and UP rising fast.

    High-value horticulture states (Maharashtra, Karnataka, Punjab) crossed the early-adoption curve in the 2015–2020 cycle. UP, MP, Rajasthan and Gujarat are in the steepest part of adoption now, helped by aggressive state top-ups on MIDH.

    Most profitable crops in NVPH: coloured capsicum, salad cucumber, cherry tomato, gerbera, carnation, exotic lettuce, basil and edible flowers. Mandi-only sales rarely justify the capex — direct retail, HORECA and B2B contract supply do.

    Risk factor: cyclonic wind zones and hail-prone districts need engineered structures with hail-net overlays. Off-the-shelf polyhouses fail in these zones and create insurance disputes.

    Solar on the Farm — From Pumps to Powered Cold Chain

    PM-KUSUM started as a solar-pump scheme but is now financing solar cold rooms, solar-powered drip irrigation and feeder-level solarisation. The economics get better as DISCOM tariffs rise.

    Component B (standalone solar pumps) has installed 4+ lakh units. Component C (individual + feeder-level) is the larger structural opportunity because it monetises surplus generation back to DISCOMs.

    Solar-powered cold rooms for FPOs at the mandi gate are a fast-growing niche, supported by PMFME + AIF + state-level horticulture missions. Typical configuration: 5–20 MT cold room + 10–40 kW solar + 5–10 kWh battery for early-morning operation.

    Carbon-credit revenue is starting to be priced into commercial solar projects above 100 kW, with verified registries entering Indian agri-EPC. Expect this to add 5–10 paise/kWh to project IRR over the next 2–3 years.
